What should I do if my roof is nearing its lifespan?
Typically your roof will last 15-20 years—that is if you managed to avoid significant damage over that time. However, if your roof is nearing the end of its life span, you do have a couple of options. For example, you can contact us to inspect your roof. We’ll examine how your roof has held up over time and what issues it may currently have. Then, based upon our recommendations, you can either reroof or get a completely new roof (replacement). Read on under “What it means to repair a roof” section to understand the difference between reroofing and replacement.
What does it mean to repair a roof?
Roof repair generally means to replace shingles and/or add another layer of shingles on top of the roof, a process called reroofing.
A note about reroofing. Even though reroofing and roof replacement may sound like the same thing—they are not. A reroof project involves adding a new layer of shingles to an existing single layer of roofing shingles. A replacement involves stripping old shingles, adding underlayment or felt paper as element protection, then adding fresh new 20-30 year shingles on top.
Please note that reroofing is NOT an option when:
- You have missing or soggy shingles
- Sagging or rotting shingles
Reroofing is appealing due to its lower cost, but not always ideal. As the aforementioned shingle conditions, other considerations include the age of your roof, the age of your home, the pitch, and the material. Roof repairs are less expensive, and for minor and moderate localized roofing damage, it might be enough—even though we strongly recommend that if you choose to do a reroofing, it is for the entire roof.
